The inspection target platform is an UMPC (ultra mobile personal computer) that runs on the Windows operating system, using a screen resolutions of 1024 x 600 or higher. Preferred input is by

touchscreen entry with minimal use of keyboard or writing pad.

The Landlord Inspector can also be run on a tablet, notebook or desktop computer, with any screen

resolution greater than 1024 x 600.

The types of inspections handled are move-in, move-out, survey and inspection. The inspection

process is initialized by either creating a new document or opening an existing document. The

inspection documents are stored on a server in a repository and are checked out to the inspection computer (briefcase) and then checked back in after the inspection is completed.. Multiple inspections for the same property are maintained in that property's document. The previous inspection, conditions and notes pull into the new inspection.

A number of reports plus customizable reports are available. Primary output is in pdf format. Photographs can be attached to any inspectable item and printed as a report.

Each inspection document is customizable to the property configuration. This process can be done

prior to an initial inspection or as the first inspection is being conducted. You can either start with a

predefined layout or build a custom layout.
